How much notice do you need?

Once the photography is booked we can have your listing live very quickly. Our usual guide is 7 days however if we need to meet an earlier time frame we can have it done sooner.

Do we need to do Open Homes?

We recommend that you do have Open Homes as it makes it easy for potential buyers to view your property. It takes the pressure off them, they do not have to call to make a time and can view in a less formal way. However, we can manage a marketing campaign without them or with only one per weekend.

Should we stage our property?

If your property is empty we recommend that you do stage it as it makes it easier for buyers to visualise living there. It also gives scale to the size of rooms, looks fantastic in the photographs and create a warm, lived in feel. We can show you examples of the difference it makes and also recommend companies that previous clients have used.

Do we need to order a LIM?

It is important to provide potential buyers with a current (less than 3 months old) LIM. In a Sale & Purchase Agreement the standard LIM clause is 15 working days, so if we have a vendor supplied LIM this can often be shortened to 3-5 working days. It is essential for auction programmes as buyers must complete their due diligence prior to bidding.

In most cases you will not need to provide potential buyers with a building inspection report. However, if you have a plaster home or there are areas of concern we recommend that you get one so that we can deal with any issues up front. It can also give buyers the confidence that you are not trying to hide anything. We can recommend companies that provide a thorough inspection report.

How long do we have to sign for?

 

A standard Residential Agency Agreement is for 90 days. However, we can amend this to a shorter period.

No you don't. A licensed agent will attend all viewing appointments with potential buyers. You do not need to vacate the property but if you are able to it makes buyers feel more relaxed and comfortable to ask questions. They can take their time and really explore the property. All viewing appointments will be arranged through us. The amount of notice you require will be decided prior to the marketing of your property.

 

Do we need to let our lawyer/solicitor know?

If you don't have a lawyer/solicitor now is a good time to engage one. We can give you some recommendations if you would like. You may wish to get them to look at documentation prior to signing or during the cooling off period. We can liaise with your lawyer/solicitor to finalise Conditions of Sale and to insert any clauses or conditions if required.

What is the best time to sell?

The best time to sell is NOW! There are far fewer listing's in autumn and winter which means you are competing with a lot less stock. However, there are still plenty of buyers. If your home is warm, dry and gets enough sunlight there is no reason not to sell over the cooler months. Buyers know that if they like a home when it's cold and wet they will love it when it's warm and sunny.
